How it runs
You send the address and a sentence about the matter. We pull the county record, run the arithmetic, and come back with written terms rather than a range on the phone. A property that has never been listed is as welcome as one that has sat for six months.
If your client wants to walk it themselves, the same page they would use is open to them: the county record, what the house is worth, the condition questions, the number and the agreement. If you would rather handle it, send it and stay in the middle.
We are not a brokerage and we do not list anything. We are the buyer, which means there is nobody else to wait on: no lender approval, no appraisal condition, no second buyer behind us.
What your client sees
A page about their own house, with the county record on it and the arithmetic behind the number shown line by line, including the repair estimate and the reason each line is there.
Beside it, what a listing would likely net them after commission, repairs, the owner’s title policy, the seller side of closing and months of carrying cost. When a listing is the better answer, the page says so in our words, not yours. That is deliberate: a client who is told the truth about the alternative trusts the person who sent them.
Your arrangement with us
Tell us how you want to be involved and we work to it. Some agents stay in as the seller’s representative through closing. Some attorneys make an introduction and step back. Fiduciaries usually want everything in writing for the file.
Compensation depends on your licence and your role, and the rules are not the same for an agent, an attorney and a fiduciary. We will not quote you a figure on a web page before we know which of those you are. Say what you have in mind on the form and we will answer it plainly.
What we will not do: contact your client behind you, market their name, or use the introduction to solicit anything else.
Send a property
Everything here is optional except a name and an email. If the property has not been listed, say so in the notes and we will not treat it like a stale listing.
