Who we are
OfferIQ, LLC, a Texas company, buys residential property directly as a principal. We are not a real estate brokerage and we do not represent you. We may assign a purchase contract to another buyer; when we do, we hold an equitable interest under contract, not title, and we disclose it.
Your page and your number
Your page is built from public records, a property data provider, and your own answers. Your number is set by formula: an after-repair value times 75 percent, less a repair estimate from the condition you report, and every line is shown. Until you sign, a number is information, not a contract, and it can change if your answers change. Values from the county or a data provider can be wrong; you can correct anything on your page.
What a listing comparison is
The market column is an estimate built from public county records, typical commission, the owner's title policy and closing costs at typical Texas rates, your repair estimate, and typical time on market. It is not an appraisal or a promise of what a listing would fetch. When it shows listing netting you meaningfully more, we say so and can refer you to a licensed broker. We receive nothing for that referral.
Signing
If you sign on your page, you are signing a purchase agreement on the Texas standard residential resale form with our special provisions: the price as set, earnest money of $2,500 to a named title company within one business day, closing within 21 days, one inspection, the material difference provision, our right to assign, and a $1,000 payment to you if we miss the closing date for any reason but your default or a title problem. You consent to signing electronically and receiving documents electronically; you can request paper copies at any time. The exact terms shown at signing are stored with your signature and control.
The inspection
One visit, in a window you choose. If the house matches what you represented, nothing changes. If the inspection finds a material difference, you choose between a price reduced by the documented repair cost and terminating with your earnest money returned in full.
